Soft washing uses low pressure (similar to a garden hose) with biodegradable cleaning chemistry to kill biological growth — algae, mold, mildew — at the root. Pressure washing uses high pressure to physically remove dirt and staining. Soft washing is the appropriate method for siding, roofs, and painted surfaces where high pressure could cause damage. Pressure washing is appropriate for concrete, brick hardscaping, and surfaces that can withstand high pressure.
Magnolia driveways under tree canopy develop green algae because shade keeps concrete damp, organic debris from pine needles and leaves provides nutrients, and Montgomery County's humidity supports continuous biological growth. Chemical pre-treatment before pressure washing is necessary — pressure alone without chemistry pushes algae into concrete pores rather than removing it, causing faster regrowth.
High-pressure washing is NOT safe for asphalt shingles — it removes the ceramic granule coating, accelerates shingle deterioration, and voids most manufacturer warranties. The ARMA (Asphalt Roofing Manufacturers Association) recommends soft washing — low-pressure sodium hypochlorite application — as the correct method for asphalt shingle roof cleaning. We exclusively use soft wash for all asphalt shingle roofs.

Yes. Composite decks require different chemistry and lower pressure than wood decks. Yes. We use hot water with commercial degreaser for oil and grease stains. Results depend on stain age and depth — fresh stains respond significantly better than old embedded stains. We set realistic expectations during the estimate for old or large oil deposits that may not fully remove without surface treatment beyond cleaning.

In Magnolia's humidity, wood should dry for at least 48–72 hours after cleaning before stain or sealer application. Check moisture content with a moisture meter — wood should be below 15% for optimal stain penetration. We advise on timing based on current weather conditions during the service visit.
We pre-rinse all plants and landscaping near the work area before chemical application and post-rinse after. Our cleaning chemistry is biodegradable and applied at concentrations appropriate for exterior surfaces — not ground application. All chemistry is applied at concentrations safe for the specific surface being cleaned and is thoroughly rinsed after treatment.
No. Most gutter guard types don't effectively block Magnolia's thin pine needles, which penetrate many guard systems. Moss also grows on top of metal gutter guards. Guards reduce cleaning frequency for some debris types but don't eliminate the need for periodic cleaning in Magnolia's high-debris environment.
Yes. We have the equipment to safely wash two-story and taller homes in Magnolia. High-reach soft wash wands and appropriate ladder equipment allow us to access all exterior surfaces safely.

Not necessarily. Many customers provide gate access codes and let us complete the work while they're away. We document all service with before/after photos and notify you when the job is complete.
